Home inspections in Southwest Florida

A moisture and mold background, applied to home inspections. Before SurePoint I worked in water restoration — opening walls to find where water had been getting in for years. That is the eye I bring to every inspection, in a region where humidity, storm repairs and slab moisture hide most of the real problems.

The two reports your insurer asks for

Most calls we get are one of these. Both are short, both are cheap next to what they affect, and both have deadlines attached.

Wind mitigation inspection

Documents the features that make your home more resistant to hurricane winds. Florida insurers are required to give premium credits for qualifying features — for many homes the report pays for itself in the first year and keeps paying every year after.

  • Roof covering and permit dates
  • Roof deck attachment and nail pattern
  • Roof-to-wall connections — clips, wraps or straps
  • Roof geometry and secondary water resistance
  • Opening protection ratings

Uniform Mitigation Verification Form OIR-B1-1802, completed and signed, usually delivered within 24 hours.

4-point inspection

Required by most Florida carriers before they will write or renew a policy on an older home. Four systems only — it is not a full inspection and it is not a pass or fail test, it is a condition report your insurer reads.

  • Roof — age, covering, visible condition, remaining life
  • Electrical — panel, wiring type, hazards
  • Plumbing — supply and drain material, water heater age
  • HVAC — age, type, condition

Often bundled with a wind mitigation on the same visit, which saves you a second trip charge.

Why it matters here

Water is what ruins Florida houses

Almost everything expensive that goes wrong with a home in this part of the state traces back to moisture. Humidity that never drops. AC condensate lines that clog and quietly soak a wall cavity. Roof repairs done fast after a storm and never checked. Slab moisture wicking into baseboards. Mold growing behind drywall that looks perfectly fine from the room side.

I spent my career before this in water restoration, which means I was the person who showed up after the damage was already done and had to find the source. You learn to read stains, trace moisture paths and distrust surfaces that look dry.

That is the same skill an inspection needs, applied earlier — when finding it still saves you money instead of costing it.

The process

How an inspection works

From the call to the report in your inbox.

  1. Call or send the form

Tell us the property address, what kind of inspection you need and your deadline. If you are under contract, the closing date drives everything — say so up front.

  2. We schedule, usually the same week

Most inspections are booked within a few days. Insurance inspections with a policy deadline get priority.

  3. On site

A full home inspection runs two to four hours depending on size and age. Wind mitigation and 4-point are shorter. You are welcome to walk it with me, and I would encourage it — seeing the issue beats reading about it.

  4. Report delivered

Same day or next day, with photos, plain-language findings and clear severity. Insurance forms come completed and signed, ready to hand to your agent.

  5. Questions afterward

Call any time after the report. Walking a client through what a finding actually means is part of the job, not an extra.

Pricing

What it costs

Inspections run $300 to $1,000, driven mainly by square footage, age and the type of inspection. A wind mitigation on a small Cape Coral home sits at the bottom of that range; a full inspection on a large older Naples property with a pool and outbuildings sits at the top.

Bundling a wind mitigation and a 4-point on the same visit costs less than booking them separately, because it is one trip.

You get an exact price on the phone before anything is scheduled. No trip charges inside the service area, and no surprises on the invoice.

Questions we get asked

Inspections run $300 to $1,000 depending mainly on square footage, the age of the home and the type of inspection. A wind mitigation on a small home is at the bottom of that range; a full inspection on a large older property is at the top. You get an exact number on the phone before anything is scheduled.

It documents the features that make a home more resistant to hurricane wind — roof covering, deck attachment, roof-to-wall connections, roof geometry, secondary water resistance and opening protection. Florida insurers are required to give premium credits for qualifying features, so for many homes the report pays for itself in year one and keeps saving every year after. How much depends on what your home actually has, which is exactly what the inspection determines.

It covers four systems only — roof, electrical, plumbing and HVAC. Most Florida carriers require one before writing or renewing a policy on an older home, typically over 30 years, though the threshold varies by insurer. It is a condition report, not a pass or fail test.

Yes, and it costs less than booking them separately because it is one trip. If you are buying an older home you will likely need both, so it is worth asking for the bundle up front.

A full home inspection is two to four hours depending on size and age. Wind mitigation is typically 30 to 60 minutes and a 4-point about an hour. Multi-unit properties depend on the number of doors.

Same day or next day for most inspections, with photos and plain-language findings. Insurance forms come completed and signed, ready to hand to your agent.

You are welcome and I would encourage it, particularly for the last half hour when I can walk you through what I found. Seeing a problem in person beats reading about it. That said, plenty of clients cannot attend and the report is written to stand on its own.
